Depreciation Reports

We provide accurate forecasting, tailored to the needs of the Owners. We are available to meet with both Council and the full ownership to present and discuss the contents of the report.

Building Envelope Condition Assessments - BECA

We provide detailed reviews of your building - high-rise and low rise - to guide future repairs. We will tailor the scope of our assessment to meet your needs.

Commercial Property Assessments - ASTM E2018

We provide ASTM E2018 “baseline property condition assessments”. These are reviews of commercially operated residential, office and industrial buildings for refinancing or mortgage qualification purposes

HPO 2-5-10 Warranty Reviews

We perform 15-month, 2-year, 5-year and 10-year warranty reviews for residential new construction.

Roof Assessments

We can review all roofing types to provide guidance on maintenance and eventual replacement. If replacement is necessary, we offer full specification, tender and construction quality assurance services for the work.

We offer full service consulting which covers the design, specification, tender and quality-assurance oversight of reroofing projects.

Podium Roofing Replacement

Podium roof membranes are buried under landscaping, typically at the ground level, or at the shoulders of a tower. We design and specify the right materials to ensure these difficult to access roofs operate trouble free.

Targeted Repairs

We do small project consulting! From targeted leak repairs to minor modification to the building exterior for installation of boiler vents or AC equipment. We provide the specifications, oversight and building permit documentation to get the job done right.

We have extensive experience tracking down leaks in all construction types. We offer both visual-only review as well as diagnostic testing services, which will be quoted as necessary.
